The Government has pledged to drive down energy bills for a million UK homes by April 2018 and landlords with portfolios in the privately rented sector can expect greater scrutiny as part of this process.

Over recent years most energy efficiency schemes have concentrated on the more traditional mains gas properties, but, as the Government’s quest to turn the country green gathers even more momentum, rural, ‘off gas’, households are now under the spotlight with funding available for both Oil and LPG boilers.

Rural landlords can, for the first time, obtain help to make their portfolios ‘energy smart’ whilst meeting their legal obligations to get their properties at a minimum EPC rating of ‘E’ ahead of the legislated dates.

Savvy landlords know that energy efficiency improvements please tenants, translating into warmer homes which are cheaper to run, and, at the same time, paying dividends by enhancing the ultimate net worth of their portfolio.

The Affordable Warmth Funding Scheme Criteria is listed below:

• Oil/ LPG Boiler 9 years old or older?

• Private tenant or homeowner?

• Someone residing in the property in receipt of benefits such as pension credit or tax credits (see eligibility table)

If the answer is yes to all three, then the funding may be applicable for your property. With most of the improvements installed in just one day the benefits for both landlord and tenant are immediate whilst disruption is kept low.
