DASH Conference 2026: Renters' Rights Act 6 months on.

Phase 1 of the Renters' Rights Act was implemented on 1st May 2026, it marks a major turning point for landlords & their businesses, as key provisions of the Renters’ Rights Act come into force.

From 1st May 2026 fixed-term ASTs are replaced by periodic agreements, and Section 21 ‘no-blame’ evictions are no more.

The Act also includes tighter rules on rent increases, rent in advance, stops rental bidding wars and discrimination against tenants with children or in receipt of benefits. In addition, landlords are now required to consider requests for pets & may only refuse them with reasonable justification.

These changes fundamentally change how your tenancies are managed moving forward.

With increased enforcement powers and financial penalties for non-compliance, it is essential that landlords understand the changes and take steps to ensure they remain compliant.

To mark the launch of the Renters’ Rights Act, the DASH team are excited to be launching our own news.
